The lease term shall commence on August 24, 2025, and terminate on May 25, 2026, for a fixed period of approximately (9) months. Monthly rent shall be $900.00, due on the 1st of each month, with a $50 late fee if not received within five (5) days, and a $35 returned check fee for any non-sufficient funds. Electricity and water will be paid by the Landlord, the amount added to the monthly rent bill. Trash service, lawn care, and snow removal are provided by the Landlord. The property features one bedroom and one full bathroom with approximately 1,200 sq. ft. of living space, a newly renovated kitchen with updated appliances including a large sink and dishwasher, full laundry with washer and dryer, abundant natural lighting, a large backyard, front porch, back patio, off-street parking, and secure keyless entry. Appliances provided and maintained by the Landlord include the stove, microwave, refrigerator, dishwasher, washer, and dryer. HVAC air filters will be checked and replaced by the Landlord every 1-2 months. No pets are permitted at any time, and violations may result in termination of the lease and forfeiture of the security deposit. Smoking or vaping is prohibited indoors but allowed on the front porch or back patio; fires are permitted only in the designated fire pit using untreated natural wood such as dry limbs. The Landlord will provide at least 24 hours' notice for non-emergency entry, with emergency access allowed at any time; lockout support is not provided due to the unit's keyless entry system. A security deposit of $350 is required and will be refunded within thirty (30) days after the end of the lease term, less any lawful deductions. At move-out, the Tenant must clean the premises. Abandoned property may be disposed of after ten (5) days. Additional terms include: the Tenant is encouraged to carry renter's insurance; no subleasing or unauthorized guests are allowed; all guests must follow lease rules; the unit's condition will be documented by photos and a move-in checklist; alterations such as painting or mounting are prohibited without prior written consent; and the Tenant must provide an emergency contact within seven (7) days of moving in. This lease shall be governed by the laws of the State of Kansas, and any disputes shall be resolved in Riley County, Kansas.
