The last time the house was bought was NOT April 1996. This was the time before the present owner. I bought this home in August of 1998 for $56,900 and Immediately after buying this home, I put 30,000 in it by hiring a contractor and he added a second FULL Bath to the home. He also tore down the fallen down chimney, and added a new wall in the bedroom that would have been overlooking the new bath that I added. He also added a ceiling that was never present in part of the house. It was an open attic room in part of the house. I also added a Laundry room. The family that sold me the house told me that they added a new bedroom to the house. They bought a 2 bedroom 1 bath house and sold me a 3 bedroom 1 bath house. Now that I added the second Bath, I now have a 3 bedroom 2 Full Bath house. I assume that the sellers that I bought the house from paid 28,000 for the house, but it was not the same house as it is today, because when they bought it, it was a 2 bedroom 1 bath house, They did renovations by adding the 3rd bedroom. After I spending 86,900 for the house after that renovation that I did, I put in a new kitchen floor, and bought a new front door, added a new 14x16 deck (The old deck was about 12 feet x 3 feet when I bought the house) I put on a brand new roof which cost $5,500 or maybe more. I also put in a new heating system and put more insulation in the attic. I also bought a brand new Refrigerator, because there was not one at all when I bought the house. I also remodeled the original bathroom with several contractors, I also hired an electrician to add more plug outlets to each bedroom. There are so many updates that I have done since I bought the house. I have over 149,900 in the house because I added up all the things that I added to the house and that was my total. Oh yes, I painted all of the inside of the house except for newest bedroom that was added on. Since I have owned the house for 21 years now, I have remodeled the new bathroom that I got put on the house. I have literally spent a FORTUNE on this house! I can tell you it is in EXCELLENT shape inside! Oh yes, I failed to mention that I added on a new front porch to this house and added shutters and a new front door. When I bought the house there was an old front door with glass slats and half of those were missing. It had a small front porch , which I replaced. I do need to mention one very important fact, My next door neighbor who lived at 828 College Street, did not sell his house for what it was worth. He told me that he just wanted to give it away to someone. He was friends of the guy that bought the house, This house can not be used as a comparable due to the fact that one guy was doing a "FAVOR" for a friend who wanted the property. Keep in mind that the ZESTIMATE is WAY BELOW THE PRICE THAT I BOUGHT THE HOUSE FOR 21 years ago and even without the majority of the remodeling. The Zestimate is HALF of what money I personally put in the home! Thanks!!! There are not any comps that can be fairly compared to my house. It is very unique and nothing is enough like it to compare to it. It is across the street from the UNIVERSITY as well. The comps that are compared to it are not on campus.
