Automatic Termination: The lease will automatically terminate if the property becomes uninhabitable due to circumstances beyond either party's control or if it is sold to a new owner who intends to occupy the property. Termination by Landlord for Non-Payment: If rent is not paid within 10 of the due date, the Landlord may terminate the lease. The Tenant will receive a written notice to vacate the property within 30 days. Notice of Non-Renewal: If either party chooses not to renew the lease, they must provide the other party with written notice at least 60 days before the end of the current lease term.
