New A/C unit to be installed in bedroom. Building is located close to 105, 710, 650 fwys. Building is minutes from Downey Landing & Promenade for shopping, dinning and entertainment. Landlord pays for water, sewer & trash. Tenant pays for electricity, gas and internet. RENTAL CRITERIA All persons 18 and older must apply. Application screening fee is $45.00 per person and in non-refundable Money Order ONLY. You must have good credit, a FICO score of 650 or higher is required; if you do not have any FICO score then tenancy may be obtainable with a security deposit of 3x times the amount of the monthly rent. Special $500 Security Deposit O.A.C. MUST Have 750 fico score or above. No exceptions. No evictions! NO EXCEPTIONS. You must have 1 year of verifiable income, paystubs, bank statements, and/or income tax records. You must have governmental issued photo identification. (Ex: State Driver's License, Passport) You must have a valid Social Security Card or TIN. No Felony convictions for manufacturing of an illegal substance and violent charges. No Exceptions. You must make 2.8x times the amount of the rent monthly or more to qualify. Security Deposit is one month's rental payment. Some pets may be allowed (under 25 lbs) with additional deposit, documentation and rents may be required, please inquire. The occupancy limits are: 2 bedroom (5 persons) max. Our office does not accept incomplete applications. All persons over 18 years of age must apply at the same time. No exceptions. If a co-signer is required to approve the application, the co-signer must meet the above criteria with the following changes: Fico score must be 720 or higher Monthly income requirements are 5x times the amount of rent. Co-signer MUST be In-State (California Resident). Must have Renters Insurance. $500,000 policy. Must show proof coverage 3 days before move in. No exceptions. Completed applications are processed on a first come, first served basis. Processing time for completed applications can take 3-4 business days and when I receive the credit report. Once approved, the security deposit will be due within 72 hours and needs to be paid with a cashier's check or money order. No exceptions. The First month's rent is due 3 days before move in and the Second month's rent will be prorated. These funds must be in the form of cashier's check or money order.
