Proof of identity: a copy of a government-issued photo ID such as a passport, real ID, driver's license; a second form of ID, birth certificate, social sec card, and a current bill with your name and address on it. Verification of stable rent payment responsibility with stable addresses and phone numbers. Possible credit check if unable to verify evidence of their reasonable ability to pay rent, or the out-of-pocket portion of your rent. if a credit check is needed then a positive credit history with no judgements, collections. Request a 650 or higher credit score. Demonstrates consistent ability to meet monthly financial obligations with no history of late payments. Proof of Renter liability insurance of at least $100,000 coverage prior to moving in. All applicant's agree vehicles on property or in front of property be free of leaking automotive fluids--as such leaks may cause property damage for which the applicant will be held liable. If approved, you must be prepared to pay the deposit within 24-48 hours of approval. If approved, you must pay the first month's rent within 2 weeks of approval, or a day prior to move in, whichever is first. If Conditionally accepted, you will need to agree to a full background check. Lack of information, incomplete application, or false information may result in the rejection of an application.
