The Owner shall be responsible for payment of property taxes and for maintaining all landscaping on the premises. The Tenant shall be responsible for payment of electricity and utility services not otherwise specified as the Owner's obligation. At the time of lease signing, the Tenant shall pay an amount equal to one (1) month's rent as Last Month's Rent and security deposit, which shall be held in accordance with Florida Statutes 83.49. No smoking of any kind is permitted inside the premises or within any enclosed areas of the property, subject to any additional pet deposit or approval required under this agreement.
