Automatic Renewal: Upon expiration of the initial 12-month lease term, the lease will automatically convert to a month-to-month tenancy unless either party gives written notice of termination at least 30 days prior to the expiration of the current term. Rent During Month-to-Month Term: If the lease converts to a month-to-month agreement, the monthly rent shall increase by $200 from the initial rent amount, becoming $2,695, unless otherwise agreed in writing. Smoking Policy: Smoking is not permitted inside the premises. Smoking is only allowed in designated outdoor areas. Utilities: The tenant is responsible for the payment of all utilities, including but not limited to electricity, water, gas, and trash. Lawn Care and Maintenance: Mowing of the lawn is included during the regular mowing season, which runs from April 1 to September 30. The tenant is responsible for keeping the lawn neat and tidy during the off-season. Leaves will be cleared once per season by the landlord, typically in early to mid-November. Tenant Screening and Application Process: A credit check and background check are required as part of the tenant application process. The tenant agrees to provide necessary information and authorize the landlord to conduct these checks. The credit check fee will be paid by the applicant. The landlord may review the applicant's credit history, criminal background, and rental history as part of the screening process. Termination of Lease: During Initial Lease Term (12 Months): Neither party may terminate this lease prior to the end of the 12-month term unless there are extenuating circumstances, as outlined in the lease agreement. The tenant may request to terminate the lease early, but such requests will be considered at the landlord's discretion and may be subject to penalties or forfeiture of the security deposit. After the Initial Lease Term (Month-to-Month): Upon the expiration of the 12-month lease term, the lease will automatically convert to a month-to-month tenancy unless either party gives written notice of termination at least 30 days prior to the expiration of the current term or month-to-month period. Renewal of Lease: Should the tenant wish to renew the lease beyond the initial 12-month period, the tenant must request renewal in writing at least 60 days before the end of the lease term. The landlord will review the request and may offer a renewal lease with updated terms, including potential changes to rent or other lease conditions.
