Photo copy of picture ID required for each person 18 years and older. Incomplete applications, misstatements & omissions on application are grounds for denial. We do not accept portable screening reports. Maximum occupancy of one person per bedroom. Employment History/Income: For verification consideration you must provide a copy of your 2 most recent paystubs, and/or copies of government, pension, or valid program funding. If self-employed, you must provide signed copies of the last two years' tax returns and the last 3 months' bank statements. History of acceptable level of income must cover the previous 24 months. Gross income to rent ratio: 2.75 to 1 (Income must be equal to or exceed $11,275/month). Proof of alternative source of income: May be from a lawful verifiable source other than wages, salaries, or other compensation for employment including, but not limited to: Section 8 vouchers, social security benefits, unemployment benefits, charity programs, maintenance or child support, and/or any federal, state, local government, private or nonprofit administered benefit program. In the case of providing a voucher which is less than advertised monthly rent, applicant must provide proof of income qualification for difference (aka their portion) as described above. Credit Requirements: Credit screening is to be obtained through Zillow application system at the cost of the applicant. We require a positive credit history with: No more than 2 delinquent payments over the last 24 months. No accounts in collection No non-discharged bankruptcies No money owing to a previous landlord A minimum credit score of 700 At least 2 active accounts being rated to establish history. Landlord References: Each rental applicant must be able to demonstrate a pattern of meeting their rental obligations, leaving prior rental properties in good condition, and not having a pattern of complaints from neighbors. Applicants can have no prior evictions and must have verifiable references for positive rental or mortgage history over the last 24 months. Any negative history from a prior landlord is grounds for denial of tenancy. - For applicants without prior rental history, adequate personal references equivalent to two favorable past landlord references will be considered. Absence of such references will result in denial of the application. Please note that you must provide contact information for the previous landlord and that the previous landlord must take or return our screening calls within 72 hours of application submission or we will move onto the next application. Applications will not be reviewed until received in full. Groups of more than one applicant will not be considered until the applications from both applicants are received. NOTE: Application fees to Zillow must be received by that vendor before the application can be processed. Landlords may not inquire in to, nor require disclosure of, any types of arrest or criminal records or convictions for any applicant of a rental property located in Seattle, except for sex offense convictions which occurred when the applicant/individual was an adult, and which require the applicant/individual to be a lifetime registrant on any local, state, or federal sex offender registry list. We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. Criminal History: History of criminal activity on the part of any proposed occupant which presents a danger to persons or property or the peace and enjoyment of other residents or members of the community could negatively impact your application. When evaluating any past criminal convictions (if allowable), we consider the nature (whether it indicates a potential risk to person or property or shows incident(s) of identity theft) and severity of the crime and the amount of time that has passed since the criminal conduct occurred. If you have any mitigating factors you wish us to consider, please bring them to our attention. Individual assessments may be performed and additional charges to the applicant may apply. The criminal history portion of your screening will be conducted in accordance, if allowable, with the current legal requirements of the jurisdiction in which the property you are applying for is located. We perform an individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. Property Visit: All applicants must tour the interior/exterior of the property. If not all applicants are available to tour, one member of the group of applicants or another personal representative must visit the property in person and perform a video call, or record a video tour of the property on behalf of those not present in person. In the event an applicant has a sensory, physical, or mental impairment that limits a major life function, or needs meaningful access to the application form (i.e. applicant does not speak English and needs a translator) and is not able to complete an application in a timely manner, they can make a request for additional time or a reasonable accommodation to extend their application period for up to 72 hours. Please submit your request directly to the Owner with the requested timeline to complete the application, the reason for your accommodation request and documentation supporting your request. Upon receipt of your request, the date and time received will be noted, and you will be put into the application queue based upon order of receipt. In the event your application is not completed within the requested time frame, we will proceed with the next application in line. Pets are not allowed. Smoking is prohibited. False Information: If at any time the applicant provides false information or a gross distortion of the truth on their rental application, it will result in an automatic denial. Such falsified information may affect legitimacy of tenancy if discovered in the future. Application/Lease: After receipt of your application with documentation demonstrating the above criteria, leasing documents will be sent to you electronically for signature. Note that the city of Seattle has a 48-hour deadline to sign your lease once offered. Signed copies of the lease will be electronically provided. Move In: A complete property review which outlines the current condition of the property will occur prior to the move in date. First month rent of $4100 and a damage deposit of $4100 will be collected prior to the move in date. Venmo or Zelle payment required. Utility accounts are to be transferred to tenant. The property is non-smoking, and pets are not permitted. Tenant is responsible for payment and management of utilities. Yard maintenance by tenant. Credit and background check required.
