-$38.00 application fee per adult. Must be paid prior to submitting application either online, via Venmo or cash.
Screening Criteria:
-Each occupant over the age of 18 is required to complete an application.
-Credit, employment, rental history, criminal, and civil background checks are processed.
-650 minimum credit score is required.
-Verifiable current household income of at least three times the monthly rent amount is required.
-Negative rental history, including prior evictions, service of notice, late payment of rent, complaints from neighbors, or other evidence of poor rental history may result in denial.
-Late payment of bills, excessive monthly debt obligations, or other evidence of poor management of credit may result in denial.
-We perform an assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors. A negative assessment may result in denial.
-Photo ID and proof of income must be submitted upon application.
-We do not accept comprehensive reusable tenant screening reports.
