Financial qualifications of income must equal three (3) times the monthly rent, excluding utilities ($7,500/month based on a hypothetical $2500 rent - adjust number based on actual rent). Proof of income must be provided showing at least two (2) consistent months meeting or exceeding the criteria. My policy for income combination is "2 + 1", meaning two applicants may combine their income to financially qualify together. Each additional applicant must earn three (3) times the monthly rent individually. In the case of a guarantor, the guarantor must earn five (5) times the monthly rent. A minimum credit score of 700 is required for single occupancy. For double occupancy, the primary occupant must have a credit score of 700 or higher, and the second occupant must have a credit score of at least 680. For an occupancy exceeding two people, each additional occupant must have a minimum credit score of 700. Documentation of all income such as pay stubs, tax returns, bank statements, rental assistance vouchers, etc. Verifiable documentation of all income sources is accepted. Proof of previous address such as a utility bill. No portable screening reports are accepted. Applications for tenancy will only be accepted from prospective tenants who have physically viewed the property. If your application is approved for tenancy, you must accept or decline the offer in writing within 48 hours of receiving notification. Acceptance requires a non-refundable 25% deposit of the first month's rent to hold your spot, credited toward the first month's rent upon move-in. Inaction will be deemed to be a decline of offer. STANDARD RENTAL CRITERIA: 3 years of positive rental history and/or home ownership with references for verification. 7 years of positive credit history with: o No derogatory accounts. o No accounts in collection. o No non-discharged bankruptcies. o No money owing to a previous owner/landlord. o No unlawful detainer action or eviction history. o At least one (1) active account being rated to establish history. Applicants may supply statements of probable cause, records of conviction, and any other information for any items on record.
