Complete Application, Once notified approved, you will have 24 hours to drop off Hold Deposit Two Years of Good Rental History: Forcible Entry & Detainers (Evictions) will not be accepted under any circumstance. Verifiable Gross Income: Minimum of 2-1/2 times the rent charged on the residence. Credit History: Credit history cannot have any outstanding balances to a landlord or utility company or active bankruptcy that has not been discharged. Occupancy Guidelines The maximum occupancy is two (2) persons per bedroom, plus one additional person per home. Except as otherwise prohibited by Applicable Law, certain dog breeds are not permitted, including Pit Bulls, Staffordshire Terriers, Rottweilers, German Shepherds, Chow Chows, Doberman Pinschers, Akitas, Wolf-hybrids, and any mix containing one of these breeds. Pet fees, rent, and/or deposits may be charged, where applicable. Livestock, poisonous, wild, or exotic animals are not permitted. Aquariums are NOT permitted Assistance Animals Policy Assistance animals for persons with disabilities are not considered pets and are therefore not subject to standard pet restrictions. However, prior written approval from the Landlord is required before any assistance animal is brought onto the property. While an Emotional Support Animal (ESA) is not classified as a pet, it is still an animal, and failing to disclose the presence of any animal assistance or otherwise on the lease constitutes a violation of lease terms. Misrepresentation or failure to follow proper procedures regarding assistance animals may be grounds for non-renewal of the lease. Must be one year of age or older. The Ehlers Group reserves the right to have any pet removed from the property if it is determined that the pet poses a threat to the safety or condition of the property or any people in the property or the community. The Ehlers Group charges pet rent each month for each of your animals with a maximum of 2 animals. The term "pet rent" is simply rent you will pay for the allowance of your pet to occupy the rental unit with you. Pet rent is charged monthly and is paid with your rent. Processing Fee Processing Fee (non-refundable): $300 (one-time flat fee) Pet Rent (Paid Monthly with Property Rent) Domestic Dogs or cats (per pet): ) $35 for the 1st and $25 for the 2nd per month pet rent. Landlord must meet the dog prior to the application being approved or the pet. Renter's Insurance Landlord requires that residents obtain renter's insurance for casualties such as fire, flood, water damage, theft, and general liability. Renter's insurance will have a minimum of $300,000 of liability coverage with Landlord identified as an Additional Insured
