All persons planning on living at the property, over the age of 18, must complete an application and ALL applicants should meet the qualifying guidelines. 2. A credit score of at least 700 or higher is normally required. We are looking for positive credit history. Negative accounts are a reason for declining an application. If one applicant out of the group does not meet guidelines that can be cause for the entire application to be declined. All bankruptcies must be discharged. 3. Small pets allowed, pet fee is $150 per pet per month, limits 2 pets. 4. Good rental references, or homeownership, with no late payments. No evictions no exceptions. 5. Verifiable, combined, gross monthly income of at least 3 times the monthly rent amount (and/or verifiable cash reserves).
