The following is the Screening Criteria & Lease Terms for the property located at 8711 Piney Creek Bend, Austin, TX 78745: Screening Criteria Income Requirement: Tenants must demonstrate a stable income that is at least three times the monthly rent amount combined. Credit Score: A minimum credit score of 650 is required to qualify for tenancy. Rental History: Applicants are required to furnish rental history from the previous 5 years, including landlord contact details, and must not have any record of evictions in their rental history. Background Check: As part of the application process, a criminal background check will be carried out, and it must show no felonies. Employment Verification: All employed occupants must provide an employment verification letter on company letterhead, including employee name, date of employment, current salary, and contact information. Additionally, applicants are required to furnish 2 current paystubs and/or bank statements from the past 90 days. References: Applicants must supply contact information for two personal and/or professional references. Occupancy Limits: The maximum occupancy for this property is 3 individuals. These criteria are designed to ensure the suitability of prospective tenants and uphold the standards of our rental. Lease Terms No Smoking Policy: Smoking of any kind, including vapes, weed, cigarettes, and cigars, is strictly prohibited inside the premises. Violation of this policy may result in penalties and/or termination of the lease agreement. Pet Policy: Small/Medium breed dogs are permitted, with a maximum weight limit of 40 pounds. However, certain breeds are restricted due to insurance regulations. American Bully, American Pit Bull Terrier, American Staffordshire Terrier, and Staffordshire Bull Terrier breeds are not allowed on the premises. Maximum of 2 dogs or 1 cat permitted. A pet deposit of $300 is required per pet. Utilities Responsibility: The rental rate does not include utilities. The renter is responsible for paying water, sewer, garbage, gas, electric, internet, and security (if applicable) bills directly to the respective service providers. Security Deposit: A security deposit in the amount of one month's rent is required upon signing the lease agreement. This deposit will be held to cover any damages within 30 days of lease end date, subject to inspection and deductions for any damages or outstanding balances. Tenant is encouraged to complete a "Move-in Condition" document within 7 days of move-in date and signed by both parties to agree on the existing condition of property prior to lease start date. Condition at the end of lease term will use this document to verify any further damage to the property. Lease Duration: A minimum one-year lease agreement is mandatory, with the option to renew within 60 days of the lease end date, unless either the Tenant or the Landlord chooses to terminate the lease. If termination is desired, a 60-day notice must be provided before the lease concludes. If tenant chooses not to renew, tenant agrees to allow landlord to put a lockbox on the property and show the property to prospective future renters within 30 days of lease end date. Maintenance & Repairs: The Tenant is responsible for lawn maintenance, including mowing and upkeep. The Landlord will handle maintenance for appliances and the air conditioning unit, however, the tenant is responsible to change the filters every month. Landlord to provide a full year of filters for tenant to change out. Tenant must promptly notify Landlord in writing of any needed repairs or services WITHIN 24 HOURS; if repairs are made due to Tenant's actions or omissions, Tenant is liable for all associated costs, including damage from improper ventilation and expenses incurred due to failure to cooperate with repair efforts. Tenant Insurance Requirements: Tenant must maintain a rental insurance policy with an accredited insurance company for the duration of the tenancy.
