If you like the apartment, you can secure it by paying the first months rent. A background and credit check will be ran before Lease signing. 3. Screening Your background and credit will be taken into consideration prior to lease signing. This check is 11.99 per each adult that will be on the lease. Your history of regular on time payments will be assessed. If after the screening it is decided you are not a good fit for this apartment, your 1st months check will be refunded. 4. So take your pre-tax, annual income (salary, bonuses, dividends), and divide that by 36. That's the maximum rent you'll be approved for. Roommate income is taken into account in this calculation.
