This fee is payable directly to The Villages sales office. The Villages ID's gives full access to all residential amenities including golf at any of the executive courses.
A loaded Custom Bentley gas golf cart is included.
RENTAL POLICY
Rates are based on a check-in date of the first of the month (4 p.m.) and a check-out date of the last day of the month (10 a.m.).
All rentals for less than 6 months add 7% Fl. State Short Term Rental sales tax.
The security deposit is $1,500 and is required within 24 hours of booking to reserve your rental. The security deposit is refundable less any damages within 14 days of your check-out date.
The cleaning fee is $199.
The pet fee is $179 ea. (Optional)
Small dogs (up to 30 lbs.) are welcome. Limit of 2. Your dog(s) must be potty-trained and courteous of the neighbors (no excessive barking).
The rent, cleaning fee, pet fee (if applicable), golf cart fee (if applicable) and taxes are due in full 60 days prior to occupancy. Failure to pay as indicated will result in a cancellation of your reservation and loss of your security deposit.
No subletting.
Monthly rentals are based on no more than 4 occupants.
No smoking or vaping is permitted on or in the property.
The Villages is an active Senior Community for residents 55 yrs or more.
Young visitors are allowed for limited time periods.

POLICIES & PAYMENT
The Villages is a 55+ active adult community. Young visitors under 19 years old, are only allowed for limited time periods.
No Subletting is permitted.
No refund for early departures.
No smoking or vaping on the premises at any time.
No parties or loud music or disruptive activities including loud or excessive dog barking.
All guests must be registered with landlord. No more than 4 overnight persons are allowed on the premises at one time.
Well-mannered larger dogs may be considered on case by case basis, pending approval by owner.
Dog owners are responsible to clean up in the yard after their pet.
Home is to be used as a private, single family residence and NOT for any business, profession, trade, or illegal activity of any kind.
Renters and guests are aware of and accept and ASSUME ALL RISKS of harm. YOU (as renters) and/or guests, release the property owner and their representatives from any liability, including financial liability for any injuries/harm that may occur on the property.
Cancellation policy: In the unlikely event of a Tenant cancellation, every effort will be made to re-rent the home at the same rate. If it is re-rented at the same rate the rent will be refunded minus a 15% cancellation fee.
Any issues must be brought to the owner's attention within 24 hours of check-in or the occurrence. This includes issues renter(s) have with the home or any damage incurred by the renter(s).
Travel, renters and golf cart insurance is strongly advised.
