    We have a 1 bedroom/1 bathroom apartment that will be available for rent in our friendly but quiet apartment community for $2400 per month which will be available to rent as of 8/26/22. This apartment is located at 9 Old School House Road, Unit No. 902, New City, New York. This apartment community is comprised of five buildings (four buildings on Old School House Road and one building steps away on Congers Road), large on-site parking lots, a community garden (spots available on request), and extensive grounds with blooming shrubbery & trees as well as Plum Trees, Peach Trees, Cherry Trees, Pear Trees, Concorde Grape Vines, Blackberry/Raspberry/Gooseberry Bushes (which all tenant(s) are free to pick when ripe). We have community Barbecues (coal and propane) on site which tenant(s) are free to use during the summer and early fall months. This unit is tucked away toward the back of the property (so you will not hear cars) and the other tenants in this building are a fantastic bunch. The Unit comes with a two-car garage (and there is attached on-site parking as well), a working fireplace, a balcony and an alcove that has hook-ups for a stackable washer/gas dryer. The living room/dining area is spacious and has 3 double paned windows overlooking flower beds, plus large double paned sliding doors leading to the private balcony. The bedroom is also spacious with two more double paned windows (which helps to give the unit a nice cross-breaze). We are in the final stages of renovating this Unit. We just installed the following: (i) New flooring (carpet/wood) in each room, (ii) new electrical outlets/switches througout the entire unit, (iii) a new LED ceiling fan in the dining room, (iv) modern glass doors for the fireplace and 2 silver glass bubble sconces above the fireplace which is situated in the living room area (we have free hardwood onsite for when you want to use the fireplace), (v) another set of bright 4000 lumen silver glass bubble sconces in the hallway, (vi) a beautiful bathroom vanity with a marble top/sink, a glass/silver LED light faucet, a silver/glass bubble vanity light, a quiet LED ceiling light/exhaust fan, new harware (i.e., towel bars, shower head, etc. ) a large vanity mirror, a large mirrored medicine cabinet -- the floor and part of the walls are covered with light grey ceramic tiles; (vii) new birch butcher block kitchen countertops with a stainless steel sink with an industrial pull down kitchen faucet & soap dispenser, a new LED kitchen light, new stainless steel appliances (stove, fridge, dishwasher, a quiet LED range hood). The kitchen floor also is equipped with neutral ceramic tiles and plenty of cabinet space, and (viii) a remodeled bedroom closet with an LED ceiling light. At this juncture we are just finishing the kitchen by painting it and installing a gorgeous glass mosaic tile backplash - this will be completed in the next couple of days. Our pet policy permits tenants to have a cat provided that the tenant(s) pay an additional $20.00 pet rental fee per month. Our office is located in a separate building onsite at 3 Old School House Road; therefore, we are generally available to address the needs of all tenant(s) quickly. There is also a lockbox outside our office where tenant(s) can deposit their rent checks 24/7. Our units are typically rented within 4-7 days from the date of the listing, so it is best to set up an appointment with us as soon as you can and follow the instructions set forth on the memo in the application package if you want the Unit after viewing. As you will see on the memo, whoever completes the application, passes the background check and provides a security deposit first gets the Unit. Smoking will result in the loss of your security deposit and we reserve the right to terminate the lease of tenants who smoke in their Unit. No one wants a smelly apartment. Tenants are responsible for their own utilities (gas, electric, water) (and please note that each unit contains its own seperately metered heaters and hot water heaters). From what we understand, the gas/electric and water bills are not very high during most of the year. During the hottest part of the summer/coldest part of the winter, your gas/electric bill will depend on whether you have AC and/or heat pumping at all times or if you temper your usage. We have not heard of any combined bill exceeding $150-170 (and that is with using your AC/heat all the time during those super hot/cold months) -- typically, the combined utilities hover around $100-120 per month (but please note that Orange & Rockland has recently increased the cost per killowat and Veolia (formerlly Suez Water) has called a drought (over useage may result in a higher bill this summer). Tenants are responsible for cleaning out the filters in their 'through the wall AC units' ( a couple times a month in summer is recommended). Cable/Internet is not included -- the two servicers here are Optimum and Fios/Verizon. As for parking, this particular unit has a 2 car garage (compact) and there is also attached onsite parking. 2 cars are permitted to park in the lot per unit (although we prefer tenants to put at least 1 car in their garage so that everyone and their guests have a place to park). Although we plow the parking lot during winter storms, we do not plow or shovel around your vehicles for liability reasons, so we ask that all tenants who park in the lot to buy a shovel and to shovel out the driver's side of the vehicle and the 2 foot area in front of their vehicle and deposit snow toward the back of your car. That way, no one will succumb to black ice or uneven snowy/icy ground. When everyone contrubutes to the community during these snow storms - then everyone is safe. If you see someone not shoveilng their car out, say something to them -- we encourate tenants to act neighborly and to handle any disputes on their own. We only get involved when the dispute (which rarely happens) cannot be resolved.
