Excellently maintained home located in the heart of the Grand Strand golf area, with close access to many top courses from only minutes away (Oyster Bay, Thistle, Pearl, Sandpiper Bay, Sea Trail), to short drives north south for courses from Wilmington NC to Myrtle Beach (Brickyard Landing, Rivers Edge, Carolina National and more). Top that off being only minutes away from Sunset Beach (selected by National Geographic as one of the top 20 beaches in the world!!) and Ocean Isle Beach to short drives to Holden Beach to the north and Myrtle Beach area to the south.
House has an enclosed backyard with total privacy and lots of room. Inside hardwood floors throughout, and a split layout with master bedroom in one side and the guest bedrooms set apart across the large living area.
Outside dining or inside dining option, fire pit and lounge chairs for relaxing after a day at the beach or on the links!

SHORT TERM LEASE AGREEMENT
THE TENANT HEREBY LEASES THE PREMISES from the Owner under a tenancy at will and agrees to the following terms and conditions:
NO PART OF THE PREMISES SHALL BE SUBLET AND Tenant agrees that the maximum number of guests or cars is as detailed at the end of this form. All guests under 21 years of age must be accompanied by a parent or legally responsible adult at all times.
PAYMENT PROCEDURE: Any rentals made within 30 days of the rental date, must be paid in full immediately. Once reservations are made, all monies are NON-REFUNDABLE. IN CASE OF RETURNED CHECKS there will be a $50 nonrefundable fee added to the balance due.
CANCELLATION POLICY: All reservations are final; there are no cancellation refunds.
LINENS & EXTRA RENTAL ITEMS: The house will have a full set of linens and towels.
CHECK IN AND CHECK OUT: The check-in process begins at the property at 3:00 pm, and run until 11:00am on the last day of the rental; at which time ALL tenants and their guests shall vacate the property. The renter will receive 1 key, which shall be left on the table by the main door when checking out. Failure to vacate the property by the specified checkout time will result in a $50.00 fee charged to the tenant's credit card. Replacement for lost keys will result in a $50.00 fee charged to the tenant's credit card. Prior to checking in, the tenant will provide a copy of tenants' driver's license or any positive form of Identification and a copy of a major credit card, for both emergency and security deposit purposes.
NO ARTICLE OR SUBSTANCE shall be kept on the premises, nor activity conducted, which is illegal, noisy, dangerous, or which might increase the insurance premiums of the property. The only use of the premises by the tenant is to be that of a short-term residence. Respectful and considerate behavior and cleanliness is expected in the property. Absolutely no functions or parties of excessive noise and nuisance are allowed. Tenants must report any damage found in the property to Owner within 24 hours of arrival / check-in, or become liable for any repair resulting to those damages.
NO LOCKS may be installed or changed. Owner maintains a key to the premises at all times, and owner or owner's agent may without liability enter at reasonable times to inspect, repair, to show (with notice) to
prospective tenant or buyer.
NO SMOKING or PETS are permitted in the rental properties. If evidence is found that smoking or pets have occurred then tenant's credit card will be charged a $500.00 fine. This policy is strictly enforced.
BASIC UTILITIES: Heat/AC, water, cable, electricity, and sewer are to be supplied by the Owner, but the Owner shall not be responsible for damages, direct or indirect, resulting from any interruption for failure of the same, for any reason beyond his control. Owner guarantees that all of the mechanicals are operational at the time of rental.
TRASH: Tenants are responsible for placing trash in the trash bin with the yellow top located outside the garage. Failure to do so will result in a $50.00 fee to be charge to the tenant's credit card. TRASH DAYS ARE WEDNESDAY (early).
TENANT SHALL HAVE THE DUTY to notify Owner immediately of dangerous conditions or of any need for repairs on the premises, and tenant shall guard against loss or risk to himself and others until the Owner has the opportunity to inspect and rectify, if necessary, the said conditions or need.
TENANT ASSUMES THE RISK of lost, damage, theft, or destruction of any personal property and that of their guests on the premises, unless directly caused by the negligence of the Owner.
VACATING THE PROPERTY & CLEANING: All dishes must be cleaned and put away. Strip all bedding and put with used towels in the laundry. Return all furniture to its original placement. All trash removed to the outside trash bin. The property must be left in "broom clean condition".
IF TENANT IS IN DEFAULT OF ANY PROVISION of this tenancy agreement, Owner may retain all rental monies. In addition, such default may subject tenant to immediate eviction.
EXCESSIVE WEAR & TEAR, NOISE and OCCUPANCY: If excessive wear and tear is found for the Home, or additional cleaning is necessary due to spills, trash left on site, stains to furniture, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes a charge for additional fees. Tenant will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If at any time the maximum number of the Home's occupants is exceeded or if we receive information about excessive noise, we have the right to evict Guest and all occupants immediately and to charge Guest a minimum service fee of $250 with no refund for the balance of the remaining reservation. If any sign of smoking is discovered Guest authorizes a charge of an additional minimum $500 cleaning fee. Unless the reservation for the Home specifically allows a pet, if any sign of a pet is discovered, then Guest authorizes a charge of an additional minimum $500 cleaning fee. We will return any balance of a security deposit to Guest, less any charges or amounts owed by Guest, within fourteen (14) days after the end of the reservation or as otherwise required by local laws or regulations. Any charges owed by Guest may be charged by Guest's card on file in addition to seeking any relief provided by law if necessary.
INDEMNIFICATION AND HOLD HARMLESS: Tenants and guests agree to indemnify and hold harmless the Owner from any and all liability, loss, cost, injury, damage, or other expenses, which occurs to any person or property arising from, or grounded in the use of the premises, equipment, appliance, or common areas expressly or implicitly included in the lease.
