The Premises is a freshly painted home equipped with a refrigerator, dishwasher, and gas stove. The property is located in a great neighborhood and is within easy walking distance to the Metro and near downtown Culver City and Baldwin Hills Overlook. The term of this lease shall commence on April 1, 2025, and shall terminate on April 30, 2026. From April 1, 2025, to July 31, 2025, the monthly rent shall be $1900. From August 1, 2025, to April 30, 2026, the monthly rent shall be $2900. The first month's rent shall be $1900. The last month's rent shall be $2500. The total amount due at the signing of this agreement is $4400, representing the first and last month's rent. Rent shall be paid monthly, in advance, on the first day of each month. The Owner shall be responsible for payment of water utilities. The Renter shall be responsible for payment of gas and electric utilities. The Renter shall use the Premises for residential purposes only. No smoking is permitted on the Premises. No pets are permitted on the Premises. The side of the house must be kept open, no storage containers or items in this area. The Renter shall have access to the onsite laundry facilities, which are shared with the neighboring unit. The Renter shall have access to street parking. Parking permits are to be obtained through Culver City Hall. The Owner shall be responsible for minor repairs to the Premises, including but not limited to clogged sinks and door jams. Renters insurance is optional and not required.
