I know you love your pets as much as I love mine, but removing pet odors (urine sosked floors and walls) is very expensive. The pet deposit may be paid in equal installments over a period of 6 months. If you are a responsible pet owner, I will consider allowing pets. All deposits are refundable upon move-out, contingent on property condition and absence of damage beyond normal wear and tear. Utilities: Tenant is responsible for all utilities, including: Water Electric Gas Maintenance & Repairs: Tenant is responsible for reporting any maintenance issues promptly. Tenant is responsible for basic upkeep (e.g., replacing light bulbs, keeping the unit clean). Landlord is responsible for major repairs and structural maintenance. No Smoking: Smoking of any kind (including vaping) is strictly prohibited inside the unit. No Drugs: The use, possession, sale, or distribution of illegal drugs is strictly prohibited on the premises. Pets: Pets must be disclosed and approved in writing by the landlord. Tenant is fully responsible for any damage caused by pets. Excessive noise, odors, or disturbances caused by pets may be considered grounds for lease violation. Occupancy: Only individuals listed on the lease may reside in the unit. Subletting or short-term rentals (e.g., Airbnb) are not allowed without written permission from the landlord. Property Condition: The unit must be returned in clean and good condition. Any damage beyond normal wear and tear will be deducted from the security deposit. Entry & Inspections: Landlord may enter the property for repairs, maintenance, or inspections with 24-hour notice, except in case of emergency. Renter's Insurance: Tenants are strongly encouraged to carry renter's insurance to protect personal property.
