UTILITIES The Tenant shall be responsible for all utilities and services incurred in connection with the Premises, including but not limited to electricity, gas, water, sewage, and trash collection, unless otherwise specified. 5. USE OF PREMISES The Tenant agrees to use the Premises solely as a private residence for the Tenant and the Tenant's immediate family. The Tenant shall not engage in any illegal activities on the Premises. 6. MAINTENANCE AND REPAIRS The Tenant shall keep the Premises clean, sanitary, and in good condition. The Tenant shall promptly notify the Landlord of any damage or need for repairs. The Landlord shall be responsible for all major repairs, except those caused by the negligence or misuse of the Tenant. 7. ALTERATIONS The Tenant shall not make any alterations, additions, or improvements to the Premises without the prior written consent of the Landlord. 8. PET POLICY No pets are allowed on the Premises. If the Tenant brings a pet onto the Premises, a non-refundable fee of $1,000 will be charged. 9. LATE FEE Rent is considered late if not received by the Landlord within 5 days of the due date. A late fee of $100 will be charged for any rent payment received after this period. 10. PAYMENT METHODS Rent payments shall be made via Zillow or Zelle. The Landlord will provide the necessary account details for these payment methods. 11. NO SMOKING No tobacco smoking is allowed inside the house. This includes all forms of tobacco products, including but not limited to cigarettes, cigars, and pipes. 12. EARLY TERMINATION Early termination of this Lease by the Tenant requires 30 days' written notice and payment of 50% of the remaining balance of the lease duration. 13. QUARTERLY INSPECTIONS The Landlord will conduct quarterly inspections of the Premises for vents, safety hazards, and other necessary checks. The Tenant will be notified 7 days prior to the inspection date to schedule a time for the Landlord to enter and inspect the Premises. 14. SUBLETTING The Tenant shall not sublet or assign this Lease or any part of the Premises without the prior written consent of the Landlord. 15. TERMINATION The Landlord may terminate this Lease if the Tenant breaches any term of this Lease. The Tenant may terminate this Lease by providing [Notice Period, e.g., 30 days] written notice to the Landlord.
