LEASE TERMS The following is required for rental apartment: A refundable $550.00 security deposit is required to move in. A first and last month payment totaling $3,000.00 A monthly on-time rental payment of $1,500.00 on the first of each month. Good credit score Clean background check Proof of income to support 2.5x rental costs Proof of renters insurance The following references and contacts: Past three landlords (names, contacts, dates of tenancy) Current and past two employers (names, contacts, dates of employment) Personal Banking Institution (name of bank, contact for bank representative) Flexible stays can be considered. SECURITY DEPOSIT The Tenant shall pay a security deposit of $550.00 before moving in. The deposit will be held to cover any damages beyond normal wear and tear and will be returned within 30 days after the Tenant vacates the premises, minus any deductions. WHAT IS NOT ALLOWED: No Smoking of any substance anywhere inside or outside. No Pets or assisted living animals of any kind. No personal or new furnishings, fixtures, or kitchen equipment, as the apartment is fully furnished and there is no additional storage available for these additional items. No illegal activity No excessive alcohol use. No large gatherings or parties with more than four people. No loud noise/music/tv before 8am and after 9pm. No tenant or guest parking in the driveway. Use Street parking only. USE OF PROPERTY The Tenant shall use the property only as a private residence and shall not engage in illegal or personal business activities on the premises. Tenant shall maintain the property in a clean and habitable condition and notify the Landlord of any necessary repairs. The costs of expenses for repairs for failure to report any issues needing to be fixed in a timely manner will be the responsibility of Tenant to pay. UTILITIES The utilities are included in the cost of the rent. The Tenant will pay any additional costs associated with their need for additional, or excessive and neglectful, use of the utilities. INSURANCE Tenant is required to obtain renter's insurance. Landlord's insurance does not cover Tenant's belongings. TERMINATION & RENEWAL Notice of termination or renewal must be given at least 30 days prior to lease expiration. Early termination may result in penalties as described herein.
