TERM OF TENANCY
1.1 Type of Tenancy. This Lease creates a month-to-month residential tenancy beginning on __________________

2. RENT
2.1 Monthly Rent. Tenant shall pay monthly rent of $1,300.00 due on or before the first (1st) day of each month.
2.2 Late Fees. Rent not received by the fifth (5th) day of the month incurs a late fee of $50.00.
2.3 Returned Payments. Returned payments incur a $30.00 fee.
3. SECURITY DEPOSIT
Tenant shall pay a $1,300 security deposit. Landlord shall return the deposit within 30 days of move-out along with an
itemized deduction list.

5. OCCUPANCY & USE
