Rental Requirements/Policies

- Rent must not exceed 35% of gross income (verification in the form of paystubs or bank statements required)
- Six months of verifiable employment required
- 12 months of verifiable contractual rental history from a third party landlord required
- Minimum credit score of 550 required
- No criminal convictions (verification in the form of a background check)
- No evictions

*General Statements*
- Positive identification with a picture will be required at time of rental application
- Every adult 18 years of age or older will be required to fill out an application
- Reusable tenant screen report accepted (via Zillow only) if completed within last 30 days.
- Inaccurate or falsified information will be grounds for denial of the application
- Applications are processed in the order received
- Applicants not on-time or failure to show up for a showing appointment will be ground for denial of the application.
- If lessee requires a co-signor, the co-signor must meet the income criteria, as well as be a homeowner.
