    I have already shown the home to prospective tenants this past weekend, and I do not anticipate needing to show it again. I am accepting applications only from the people who I met with on the 2nd. Best of luck in your search. OPEN HOUSE Sunday OCTOBER 2ND from 11AM to 3PM. 1048 Square Feet 3-bedroom 1 bathroom home with detached 1 car garage located in Southern Monrovia just above Duarte Road. Home is nicely laid out; rests on a sizable 7000+ lot; and has a sizable backyard for entertaining and kid's activities. Anticipation is that the house will be available around December 1st as the current tenant should be out by 11/20/22. The existing tenant has rented the house for the past three years. DISCLAIMER: The photos shown were taken when I moved out in 2015. I will look to have some more current photos in the next week. From what I know the interior of the house remains untouched other than a new toilet, ceiling fan in the bathroom, and replacing the backdoor. I know the yard is not as green due to the drought. I will work with the new tenants to do some improvements in the yard in the first few months of occupancy depending. The nature of the improvements will be contingent upon where this drought is going. The ramps and playground equipment have been removed. I am working with the tenant concerning doing an open house, but I am thinking it most likely be October 1st or 2nd for all those interested in viewing the interior and backyard. You are free to drive by and view the property from the street, but please do not go on the property or disturb the existing tenants as I wish to respectful of their privacy as I would yours. Home has central AC and heating, a newish remodeled kitchen with stainless steel dishwasher and stove, granite counter tops, and oak cabinets. The flooring was replaced with a nice laminate wood within the last five years (and is not accurate in the photos). Stove and dishwasher are included and there is a laundry room with washer and dryer hookups adjacent to the garage. Monthly rent is $2500 with a $2000 deposit. Owner pays water, trash, and gardner bills. Pets are potentially okay and will be considered on a case-by-case basis. Serious applicants will be subject to a credit check fee which is paid to a third party site and the lease will be for one year. There is a back house on the property, and that tenant comes in through the backyard. The back tenants are an exceptionally nice couple. The house is below estimated market value as the primary tenant will pay the gas and electrical usage of the back tenant. The back tenant has agreed in writing to not use excessive amounts that lead to larger bills without compensation to the main house tenant. No smoking within the house please. Owner pays for water, trash, and gardening. Credit check will be completed and a $40 fee will be charged by the vendor.
