HOA is strict about parking any over night guests need to put a placard in their windshield. you'll have two but no parking in the red zones overnight. HOA is also very strict about Trash can placement and any unsightly objects in view from the street. Trash cans must be placed tucked in the side of the house not viewable from the street or in the garage.
Carpet must be steam cleaned once a year by renter. Air flow filters must be changed once a quarter preferred once a month. Both front and back yards must be maintained so trees and bushes pass hoa inspection. All weeds must be pulled. Any fines from the HOA will be passed down to renters for payment.
Tenant responsible for clean out when moving out.
Utilities such as power, gas, trash, water, internet and electric must be put in the tenants name.
Existing Security system must be activated under renters name and will be switched back to owners name at the end of the lease
No pets approved for the rental at this time. If Pets are desired, a written request must be made. As long as it's approved by owner a pet deposit will be required and agreed to by tenant before bringing animal into the home.
Any alterations will be considered through written request.
Rent is due by the first of the month. A grace period of 3 days will be allowed with written request from tenant approved by owner. If additional time is need another written request will be needed and up to a 10% fee could be applied for every additional 5 days needed past initial grace period.
Payments can be made through Zelle or Venmo. if additional accommodations are needed they will need to be approved by owner.
