Lease Terms and Tenant Responsibilities
1. Utilities and Services
Tenant is responsible for payment and maintenance of all utilities and services to the Property, including but not limited to:
Electricity, water, sewer, gas, trash, internet, and cable services.
Any required city service fees or deposits associated with utility accounts.
Tenant shall establish and maintain all utility accounts in their name for the duration of the lease term.
2. Pool Maintenance
Tenant is responsible for the regular maintenance and cleaning of the swimming pool, including chemical balancing, debris removal, and filter maintenance.
Tenant may perform this directly or hire a licensed pool service provider.
Tenant must maintain proper chemical levels to prevent algae, staining, or equipment damage.
Any damage due to neglect, improper chemical use, or equipment misuse shall be the Tenant's responsibility.
3. Lawn and Landscape Care
Tenant is responsible for maintaining the lawn, flower beds, trees, and shrubs in a neat and healthy condition.
This includes:
Regular mowing, edging, and watering as seasonally appropriate.
Weed control and removal of debris from the yard.
Replacement of any dead plants or grass due to neglect or lack of watering.
4. Minor Repairs and Maintenance
Tenant is responsible for the cost of minor repairs and maintenance under $150 per occurrence, including but not limited to:
Replacing light bulbs, air filters, batteries (e.g., smoke detectors, remotes, thermostats), and sprinkler heads.
Minor plumbing issues (e.g., clogged drains not caused by structural defect).
Interior door handles, cabinet hardware, and similar items.
Landlord is responsible for repairs exceeding $150, unless damage is due to Tenant's negligence or misuse.
5. Reporting Maintenance Issues
Tenant must promptly report any needed repairs, water leaks, pest infestations, or safety hazards. Failure to do so that results in further damage may make the Tenant liable for additional costs.
6. Use and Condition of Premises
Property is to be used solely as a single-family residence.
Tenant shall maintain the premises in clean, safe, and sanitary condition.
Tenant shall not make alterations, improvements, or install fixtures without written consent of the Landlord.
Parking is permitted only in designated driveway or garage areas. No parking on the lawn or unpaved surfaces.
No more than one vehicle per person residing in the home is permitted without written approval.
Inoperable or unregistered vehicles may not be stored on the property.
Tenant shall not use the premises for commercial vehicle storage, repair, or maintenance.
Occupancy and Guests
Only those individuals listed in the original lease agreement are permitted to reside at the Property.
No additional occupants may move into the home without Landlord's written consent.
Guests may not stay longer than 14 consecutive days or 21 days total within a six-month period without written consent from the Landlord.
Violation of this clause constitutes a material breach of the lease.
Smoking of any kind (including cigarettes, cigars, vaping, or marijuana) is strictly prohibited inside the home, garage, or anywhere on the property grounds.
Evidence of smoking such as odor, residue, or burn marks will result in forfeiture of the full security deposit and assessment of additional cleaning or damage charges as necessary to restore the property.
Use, manufacture, or storage of illegal substances on the premises is strictly prohibited and will result in immediate lease termination.
7. Insurance
Tenant is encouraged to obtain renter's insurance to cover personal belongings and liability. The Landlord's insurance does not cover Tenant's personal property.
8. Pets (if applicable)
No pets are permitted without prior written approval from the Landlord. If approved, a non-refundable pet fee and/or monthly pet rent may apply.
9. Compliance with Law
Tenant shall comply with all applicable laws, ordinances, and homeowner association (HOA) regulations governing the Property.
10. Governing Law
This lease shall be governed by and construed in accordance with the laws of the State of Texas. Any disputes shall be handled in Collin County, Texas.
