Bankruptcies must be discharged and at least 2 years old from discharge. 4) Must have no records of evictions. Applicant(s) named in eviction(s) will be automatically DENIED. 5) Employment History and a Minimum Income: We require a monthly income minimum of 2.5 times the amount of the monthly rent. Proof of income must be verifiable through pay stubs, employer contract, or tax records, all other income and if self-employed must be verified through most recent personal tax return and three months personal bank statements (must be from the same account). 6) Require 2 years of verifiable and favorable rental history from unbiased sources relatives, in-laws, and/or employers are NOT considered unbiased sources and may be declined. Monies owed to previous landlords will automatically be denied, unless debt is verifiably satisfied. 7) May require a qualified co-signer on your rental agreement.
