WE ARE LOOKING FOR AN ON-SITE MANAGER for the SANDS MOTEL at 924 Main Street.
Part of the trade off for discounted rent is to manage the 14 units. The property has a house (office) on site. We are currently reabbing the 14 units at the Motel so there will be work going on during the day over the next 2-6 weeks.
About the Property
We operate a 14-unit motel in Barstow, CA, offering nightly and weekly rentals to a transient, low-income clientele. The property runs on a high-occupancy, low-cost model typically $60 per night requiring consistent management presence, guest screening, and daily operational oversight.
This is a hands-on position for a self-motivated individual or couple who can live on-site, handle day-to-day operations, and keep the property running smoothly and safely.
Key Responsibilities
Property Operations
Oversee all daily motel functions: guest check-ins, check-outs, and room assignments.
Maintain room readiness: inspect and coordinate cleaning between guests.
Perform light maintenance (changing bulbs, unclogging drains, painting, patching drywall).
Maintain property cleanliness, including parking lot, walkways, and outdoor areas.
Rent Collection & Reporting
Collect nightly/weekly cash payments from guests.
Maintain accurate records of occupancy, payments, and deposits.
Secure all collected funds and submit daily or weekly reports to ownership.
Guest Management
Verify guest IDs and ensure all occupants are registered.
Clearly communicate & enforce property rules and expectations upon check-in.
Handle complaints, noise issues, and conflicts professionally.
Coordinate removals or evictions with law enforcement when necessary.
Safety & Security
Keep lighting, locks, and safety systems in good condition.
Contact police or emergency services for disturbances or illegal activity.
Communication
Report maintenance, safety, or occupancy issues promptly to the owner.
Maintain a daily communication log (issues, repairs, incidents, collections).
Qualifications
Prior experience managing or maintaining motels, apartments, or mobile home parks preferred.
Strong communication and conflict-resolution skills.
Reliable, organized, and able to handle a high-turnover environment.
Comfortable working with transient and low-income guests.
Must be able to live on-site and respond to issues as they arise.
Valid driver's license and ability to pass a basic background check.
