This is to maintain property condition and reduce fire risks. If there is a violation, tenant will receive a written warning and/or Cleaning or deodorizing fees charged. No animals or pets of any kind (including but not limited to dogs, cats, birds, reptiles, rodents, or exotic animals) shall be kept or permitted on the Premises at any time, whether temporarily or permanently, without the prior written consent. If the tenant is found to have an unauthorized pet on the Premises, there will be a fee charged for every incident and may even become a material breach of the lease. This policy does not apply to service animals or emotional support animals as defined by the Fair Housing Act (FHA) and the Americans with Disabilities Act (ADA). The tenant must provide proper documentation or verification for such animals prior to occupancy. The tenant shall be responsible for any damage, odor removal, pest treatment, or additional cleaning costs resulting from the presence of an animal, whether authorized or unauthorized.
