This house is close to W light rail line, an easy walk to Decatur or Knox stations. 20 minute bike ride to downtown Denver and close to the frisbee gold course at Paco Sanchez Park. Initial 10 or 11 month lease preferred, then month to month - last tenant stayed here approximately 10 years. Credit check is paid for by property owner. Applications are only accepted after someone has come to see the property, or has arranged for a virtual walk through and around the house. Credit score must be 680 or higher on the FICO 2 scoring unless applicant is receiving house assistance. Property owner pays for trash, recycling, storm water, and sidewalk fees. Tenant pays for combined water/trash, gas & electric, and any internet or phone services. Please call me between 10:00 am and 9:00 pm to schedule a time to see the property or if you have questions. I answer my phone immediately unless I'm in an appointment, I check texts every few hours during the day, and I look at emails and my Zillow account every couple of days. So please CALL if you want a quick response. No smoking in property. No growing marijuana inside or outside. Tenant is responsible for mowing lawn in front yard and keeping vegetation short in the backyard including along the alley. Property owner will help with trimming back junk trees and will maintain garden areas in front yard. Renters insurance is not required but HIGHLY recommended.
