ROOM RENTAL AGREEMENT This Room Rental Agreement ("Agreement") is made and entered into on the ___ day of __________, 20, by and between Ngok Ching Ong ("Landlord") and ________________________ ("Tenant"). 1. PREMISES: The Landlord agrees to rent to the Tenant, and the Tenant agrees to rent from the Landlord, a private room in the property located at 93 Island Ln, West Haven, CT 06516 ("Premises"). 2. TERM: The term of this Agreement shall begin on the ___ day of __________, 20, and shall end on the ___ day of __________, 20. This lease will only be valid for the specified dates. If the Tenant wishes to rent the room for a longer period, a new lease agreement will be required for the new dates. 3. RENT: The Tenant agrees to pay the Landlord a monthly rent of $__________, payable on or before the first day of each month. Rent payments shall be made via electronic transfer or in cash, given to designated members of the Landlord's family or friends at the residence. 4. SECURITY DEPOSIT: Upon signing this Agreement, the Tenant shall pay a security deposit of $__________, to be held by the Landlord as security for the Tenant's obligations under this Agreement. The security deposit will be returned to the Tenant within thirty (30) days after the Tenant vacates the Premises, less any deductions for damages or unpaid rent. 5. USE OF PREMISES: The Tenant agrees to use the rented room as a private residence only. The Tenant shall have access to common areas of the house, including the kitchen, living room, bathrooms, and laundry facilities. The Tenant agrees to keep these areas clean and tidy. 6. UTILITIES: The rent amount includes the cost of utilities, including electricity, gas, water, and internet. The Tenant agrees to use these services responsibly. 7. MAINTENANCE AND REPAIRS: The Tenant shall keep their room in a clean and habitable condition. The Tenant shall notify the Landlord of any damages or needed repairs. The Tenant shall be responsible for any damage caused by their negligence or misuse. 8. HOUSE RULES: The Tenant agrees to abide by the house rules established by the Landlord. This includes maintaining cleanliness, respecting other tenants' privacy and quiet hours, and ensuring security by locking doors and using the provided keypad locks responsibly. 9. TERMINATION: Either party may terminate this Agreement with thirty (30) days written notice. Upon termination, the Tenant shall vacate the Premises, remove all personal belongings, and leave the room in a clean condition. 10. GOVERNING LAW: This Agreement shall be governed by and construed in accordance with the laws of the State of Connecticut. 11. ENTIRE AGREEMENT: This Agreement constitutes the entire agreement between the parties and supersedes any prior agreements or understandings, whether written or oral. Any modifications to this Agreement must be in writing and signed by both parties.
