Keep the Premises safe and sanitary in a manner which conforms to safety codes, rules, regulations or other applicable standards traditionally enforced by state or local agencies; b. Dispose of all rubbish, garbage, and other waste in a clean, safe and sanitary manner approved by the Landlord; c. Refrain from smoking and or vaping in any form on the Premises; including actively disallowing guests from engaging in any such activity on the Premises. d. Keep all plumbing fixtures in the Premises or used by the Tenant as clean as their condition permits; e. Use and operate all electrical and plumbing fixtures properly; f. Comply with all applicable state and local housing, health and safety codes and this Lease; g. Personally refrain, and forbid any other person who is on the Premises with Tenant's permission, from intentionally or negligently destroying, defacing, damaging, or removing any fixture, appliance or, other part of the Premises; h. Maintain in good working order and condition any range, refrigerator, washer, dryer, dishwasher, or other appliances supplied by the Landlord; If it is determined by the Landlord that appliances are being misused and improperly cared for, Landlord has the right to remove all appliances from set property and tenant/tenants will need to provide his/her/their own. i. Promptly notify the Landlord of the need for repairs to the premises, including any appliances supplied by Landlord, as detailed in the Addendum "Landlord Repair Form," and refrain from performing or having performed any repairs before receiving approval from the Landlord; j. Conduct him/herself and require other persons on Premises with Tenant's consent to conduct themselves in a manner that will not disturb any neighbors' "peaceful enjoyment" of their own premises; k. Maintain the front porch in a manner conducive to seating and refrain from storage of any items such as toys, boxes, household items or other personal property items that are not reasonably related to the tidy appearance of a front porch with seating. l. Refrain from using and/or storing any cooking appliances or items (e.g. grills, smokers, ovens or similar items) on the front porch or the front lawn. m. Maintain, at Tenant's own expense, the exterior condition of the Premises, including lawn / yard maintenance, in a manner that is fitting with a reasonably well-maintained appearance. This includes, without limitation, at least: i. allowing Landlord to water the lawn/landscaping at Landlord's own discretion and at Tenant's expense after Landlord has given at least 24 hours' prior notice that they will be doing such watering. ii. Regular and timely grass cutting, removal of leaves/debris from lawn, driveway and landscaping, and regularly weeding flower beds. During winter months, Tenant is similarly responsible for all snow and ice removal on steps/porch/sidewalk/ and driveway in such a manner to allow safe ingress and egress from/to the Premises. iii. In any event where Tenant is unwilling or unable to so maintain the exterior of the Premises, Tenant may request Landlord to provide these services in accordance with a Household Services Agreement executed between them (if applicable). - Conduct themselves, and require persons in their household and any persons on the Premises with Tenant's consent to behave and act, so as not to violate the prohibitions contained in Chapters 2925 and 3719 of the Revised Code, or in municipal ordinances that are substantially similar to any section in either of those chapters, which relate to controlled substances; q. Tenant shall regularly test all smoke detectors, supply electric current thereto (Battery or electric current as required by applicable housing codes), and notify Landlord of any mechanical failure, need for repair, or replacement.
