This Lease Agreement ("Agreement") is entered into by and between KG Property Group LLC ("Landlord"), and the undersigned tenant(s) ("Tenant"), for the lease of the residential property located at:

Water/Sewer
Trash collection
Internet/Cable (if applicable)
6. OCCUPANCY
Maximum Occupancy: 7 persons
No additional tenants may reside at the property without written approval of Landlord.
7. MAINTENANCE RESPONSIBILITIES
Tenant shall:
Mow the lawn regularly during the growing season
Shovel snow and keep walkways clear during winter months
Maintain the premises in a clean, safe, and orderly condition
8. RULES AND REGULATIONS
Tenant agrees to:
Not play loud music or cause excessive noise
Be respectful and considerate to neighbors at all times
Comply with all city ordinances and HOA rules (if any)
9. PET POLICY
One Cat and One Dog Maximum
10. TERMINATION
At the end of the lease term, Tenant must vacate the premises unless a renewal is agreed upon in writing. Tenant shall return the property in the same condition as received, less normal wear and tear.
11. ENTRY
Landlord may enter the property with 24-hour notice for inspection, maintenance, or showing to prospective tenants or buyers, except in case of emergency.
12. GOVERNING LAW
This Lease shall be governed by the laws of the State of Minnesota.
