Lease Duration This agreement is for a month-to-month lease beginning on start date. Either party may terminate the lease with a 30-day written notice. 2. Rent & Payment Monthly Rent: $1,200, due on the 1st day of each month. Late Payment: If rent is not received by the 5th day, a $50 late fee will apply. 3. Security Deposit Tenant agrees to pay a security deposit of $400 before move-in. The deposit will be returned within 15 days after move-out, minus any damages beyond normal wear and tear. 4. Occupancy The unit is for up to two adult tenants only. No overnight visitors without prior written consent from the landlord. 5. Utilities & Services Rent includes utilities (water, electricity, internet). Trash disposal and general maintenance are provided by landlord. 6. Use of Premises The annex is for residential use only. No smoking, pets, parties, or illegal activity allowed on the property. Tenant must keep the space clean and in good condition. 7. Parking One parking spot is provided in the shared driveway. 8. Maintenance & Repairs Tenant must promptly notify landlord of any needed repairs. Tenant will be charged for damages caused by negligence or misuse. 9. Entry by Landlord Landlord may enter the unit for inspections, repairs, or emergencies with 24-hour notice, except in urgent situations. 10. Termination Lease may be terminated with a 30-day written notice by either party. Early termination without notice will result in forfeiture of the security deposit.
