Lease Terms and Conditions 1. Term The Resident will have access to the Property, including the assigned bedroom and shared areas, starting at 1:00 PM on the Start Date. Access will end at 12:00 Noon on the End Date, unless an early arrival or late departure is approved in writing by the Owner's Agent, subject to additional charges. After the initial lease term, the agreement will automatically continue on a month-to-month basis. 2. Termination Either the Landlord or Resident may terminate the lease with at least 30 days' written notice. 3. Utilities and Fees All utilities, including electricity, water, and WiFi, are paid by the Landlord. A $50 monthly utility fee covers all charges. Excessive utility usage or damages caused by misuse may result in additional charges. 4. Furnishings and Condition The assigned bedroom and shared spaces are fully furnished. The Resident is responsible for ensuring that all furnishings remain in the condition provided, except for reasonable wear and tear. 5. Liability and Insurance The Resident must maintain liability insurance for the duration of the lease. The Resident is liable for any damages caused to the Property beyond normal wear and tear. 6. Prohibitions No smoking is allowed inside the house. The following are strictly prohibited: Use or possession of marijuana or illegal substances. Violence, disruptive behavior, or loud noise. Criminal activity on the Property. Damaging or taking property belonging to others. Any violation will result in a breach of the agreement and may incur additional charges. 7. Cleanliness and Pets The Resident must maintain cleanliness in their assigned bedroom and shared areas. No pets are allowed except for cats, subject to a separate application and approval. Cats are not permitted in shared spaces. 8. Overnight Guests No overnight guests are allowed for more than three (3) nights without prior approval. 9. Property Maintenance The Resident must take care of the Property and not make any changes to fixtures without prior written consent from the Owner, Rajan Koirala. Any malfunction of utilities or damage caused by fire must be reported to the Owner in writing. The Resident may not withhold any part of their payment for any reason. 10. Acknowledgment and Assumption of Risks The Resident acknowledges and assumes any risks and liabilities, understanding that the Owner cannot guarantee safety. 11. Lock Changes The Owner may secure the Property by installing new locks to the bedroom or house if the agreement is violated, terminated, or comes to an end. 12. Other Rules and Disclosures Always lock exterior doors for safety. Show common courtesy to housemates. Be responsible for your own belongings. Take your own safety precautions while on the Property.
