Rental Property Rules and Responsibilities
Utilities: The tenant is responsible for all utilities during the lease term.
Smoking: Smoking is not allowed inside the house. Smoking is permitted only in designated outdoor areas. Cigarette butts must not be discarded in the yard or anywhere on the property.
Pets: Only one small pet (either a dog or a cat) is allowed. No more than one pet is permitted.
Late Rent: Rent is due as specified in the lease agreement. If rent is not received within five (5) days of the due date, a late fee of $100 will apply.
Occupancy: Only individuals listed on the lease (LIS) are permitted to live in the house. Any unlisted occupant will result in additional fees or may lead to eviction.
Trash and Yard Maintenance:
No trash or debris should be left in front of the house.
The tenant must keep the yard, front area, mailbox area, and all surrounding areas clean and maintained.
Grass must be kept at no more than 10 inches in height.
Inspections: Routine inspections will occur every six (6) months.
House Cleanliness and Damages:
The tenant must maintain the house in the same condition as received, keeping it clean and free from damage.
Any damages or excessive dirtiness beyond normal wear and tear will be deducted from the security deposit.
