Occupancy Limit: Maximum of 8 full-time occupants allowed in the home. Overnight guests staying more than 2 consecutive nights must be preapproved by management in writing. No group gatherings or parties without prior authorization. Subletting Policy: Subletting is strictly prohibited. Tenants may not rent out or advertise the property on any third-party platforms such as Airbnb, VRBO, or similar services. Utilities & Maintenance (Flat Fee): A flat monthly utility fee will be added to rent, which covers: Internet Electricity Gas Waste Management Hot Tub Maintenance Yard & Landscape Maintenance Estimated monthly utility fee: $550 (This reflects average costs for a single-family home with premium internet service, active hot tub use, and regular lawn care in Chelan County.) No videography, photography, or content creation for commercial purposes is allowed without written consent from property management Smoking: This is a non-smoking property. Smoking is prohibited inside the home and is permitted outside only with proper disposal. Insurance Requirement: Tenant is required to carry renter's insurance throughout the lease term.
