No subletting or assigning the lease without landlord's written consent. No alterations (painting, remodeling, satellite dishes, etc.) without written consent. Lease Term Options & Rent 6-month lease: $1,500/month 12-month lease: $1,375/month 18-month lease: $1,300/month Payment & Fees Rent due on the 1st of each month. First month's rent due at lease start date. Payment method: Direct deposit. Rent is late after 5 days; late fee = $50. Insufficient funds fee: $30 Tenant defaults after 7 days of notice for unpaid rent or failure to meet obligations. Security Deposit Amount: $700 (due upon signing). Security deposit is refundable, except in the following cases: Unpaid Rent: If the tenant still owes rent or other fees. Property Damage: For damages beyond normal wear and tear (e.g., holes in walls, broken appliances). Unpaid Utilities: For utility bills the tenant was responsible for and did not pay. Breach of Lease: Costs associated with the tenant breaking the lease or violating other terms. Permissible Reasons for Entry Emergencies: To address fire, gas leaks, flooding, or other dangers. Repairs: To perform or assess repairs/maintenance. Inspections: For routine inspections of safety or damage. Showing the Property: To show to prospective buyers or renters. Tenant's Absence: To check on the property during an extended absence, if allowed by lease. Notice & Hours: Landlord will give 24-hour notice and enter only between 8:00am 6:00pm, unless an emergency. Insurance Tenant is required to carry renter's insurance with at least $100,000 liability coverage. Landlord is not responsible for loss or damage to tenant's personal property. Locks & Keys Locks will be rekeyed within 7 days of a new tenant moving in (required by Texas law). Tenants may not change or add locks without landlord's consent. Holdover Tenancy If tenant remains after lease end without renewal, tenancy becomes month-to-month at 150% of the last month's rent unless otherwise agreed in writing.
