This is a non-builder restricted lot and is open to all builders, no square footage requirements but plans do need approval from the Village of Machesney Park as well as the DNR in Springfield whose requirements are pretty much the same as Machesney Park's from what I've been told. There is an 8 foot easement along the north 8 feet of this double lot as a WALKING EASEMENT ONLY FOR the owner of the home directly across the street. That easement was put into effect by the former owner of both properties, neither that owner or the owner of this property may build or contract any fixtures on the 8 feet (which would fall into the land setbacks anyway) for building. There is 120 feet of river frontage, sewer and water have been brought to the street at this lot and all properties on this street.
