House Rules and Security Agreement
Security Cameras:
For safety and security purposes, surveillance cameras are installed in common areas, both indoors and outdoors. Cameras are positioned to monitor the front yard, backyard, entryway, living room, kitchen, and the staircase facing bedroom doors. These cameras do not record inside private bedrooms or bathrooms.
No Smoking Policy:
Smoking of any kind is strictly prohibited inside the building.
Footwear Policy:
Outdoor footwear must be stored inside the designated footwear closet. All residents are required to use separate indoor footwear while inside the home.
Visitor Policy:
For leases shorter than 12 months, overnight guests or visitors are not permitted without prior written approval from the landlord.
Pet Policy:
Pets are not allowed for lease terms shorter than 12 months. Any exceptions must be approved in writing by the landlord.
6. Cleanliness & Shared Space Use
Residents are responsible for maintaining cleanliness in shared areas, including the kitchen, living room, and bathrooms. Dishes must be washed promptly after use, and personal items should not be left in common areas.
7. Noise Policy
Quiet hours are enforced from 10:00 PM to 7:00 AM daily. Excessive noise that disturbs other residents is not permitted at any time.
8. Utilities & Energy Use
Residents are expected to use utilities responsibly. Lights, fans, and appliances should be turned off when not in use. Any excessive or wasteful use may result in additional charges.
9. Mail & Packages
Residents are responsible for collecting their own mail and packages in a timely manner. The landlord is not liable for lost or stolen deliveries.
10. Alterations & Decorations
No structural or cosmetic alterations (including painting, mounting TVs, or hanging heavy items) may be made without written approval from the landlord.
11. Subletting & Room Swaps
Subletting, room swaps, or allowing others to stay in the unit without landlord approval is strictly prohibited.
12. Appliance & Furniture Use
Appliances and furniture provided by the landlord must be used with care. Any damage due to misuse will be the tenant's responsibility.
13. Security & Locks
Tenants must not change or add locks without the landlord's written permission. Lost keys may incur a replacement fee.
14. Emergency Contact
Each resident must provide an emergency contact upon move-in.
