DESCRIPTION: 1 BR, 1 BA. There are two buildings served by one driveway on Springdale Rd. The owner lives in an un-renovated, but historic, brick house; the rental is a blue-gray renovated guesthouse which is being painted and getting a new garage door; the garage is not included. There is no door between the garage and the guesthouse interior * includes WASHER-DRYER * 11' x 16' bedroom, 11' x 16' living room, Kitchen with Dining Area, Bath, two closets * all electric * free shaded OFF-STREET PARKING for 2 cars * shower, no bathtub * patio in back yard * VIEW from every room * hardwoods in LR and BR * vinyl tile flooring in kitchen and bath * no smoking, no oil diffusing, no vaping or drugs * walking distance to Emory Hospital: 0.8 mile * VA HI: 1 mile * GA Tech: 3 miles * Decatur: 3 miles * Buckhead: 4 miles * security patrol in neighborhood.
DISCOUNTS: The immediate past resident paid rent of $1640. This year there are two discounts from the $1640 rent. DISCOUNT #1: subtract $100 if the rent is paid on the first day it is due. DISCOUNT #2: subtract another $90 if the rent is paid 5 business days before it is due. When the two discounts are added together the rent drops to $1450. The rent is due on the 1st of each month by 5:00 pm.
UTILITIES: are not included in the rent. Electricity averages $100/month, but the bill depends on usage. . . .WATER is $60/month per person. . . . TRASH PICK-UP is $20 per month. HIGH SPEED INTERNET is connected through a port in the living room and is not included in the rent.
NOTE: There have been no showings of the guesthouse for 40 days while bids, upgrades and painting are underway. As of the 70th day of this listing only two people have seen the guesthouse, so it is available. Please call to discuss what type housing you seek and for us each to determine whether this rental will be a good fit since you will be living at my residence.
CREDIT SCORE: I'm looking for a FICO of 660 or better. You may see that the credit score is negotiable, but that is inaccurate. Entry of this FICO requirement was disabled in Zillow's software when I completed their rental form.

* Resident, guests and their movers must avoid attracting ants, clogging drains or damaging hardwoods by sliding boxes or furniture . We can provide hardwood floor guidance if you're not sure about this.
