Employment Requirement Tenant must maintain full-time employment and provide proof of employment at the time of application and upon request. 9. Use of Premises No illegal activity is permitted on or near the premises. Tenant shall maintain clean and tidy living conditions, especially in shared areas. 10. Quiet Hours & House Rules Quiet hours are from 10:00 PM to 8:00 AM. Guests are allowed but overnight stays beyond 3 consecutive nights require Landlord approval. Tenant agrees to follow all posted house rules or rules communicated in writing. 11. Repairs and Maintenance Landlord is responsible for structural repairs, plumbing, HVAC, and major appliances. Tenant must report damages or needed repairs within 48 hours. 12. Entry and Inspection Landlord may enter the premises with at least 24-hour notice for inspections, repairs, or to show the room to prospective tenants. 13. Termination and Notice Either party may terminate the lease with 60 days written notice. Early termination by the Tenant will result in forfeiture of deposit. 14.
