1. Lease Term
12 months. After this period, the lease may be extended or converted to a month-to-month tenancy upon mutual agreement.
2. Rent and Payment
Monthly Rent: $1,400.00
Due Date: Rent is due on the 1st of each month.
Late Fee: Rent is late after the 3rd and will incur a late fee of $100
First Month's Rent is required in full prior to move-in.
Payment Method: Rent shall be paid via Zelle or Square.
3. Security Deposit
A refundable security deposit of $1000 is required.
The security deposit must be paid within 72 hours of application approval.
The deposit will be returned within 30 days of lease termination, minus any deductions for damages, unpaid rent, or cleaning.
4. Utilities
All utilities and high-speed internet are included in the monthly rent.
5. Pet Policy
Pets are allowed on a case-by-case basis.
A non-refundable pet fee of $250 is required per approved pet.
No cats are permitted. Dogs must be approved by the Landlord.
6. Smoking Policy
Smoking is strictly prohibited inside the property.
7. Parking
Each tenant is permitted one (1) vehicle. Parking is limited and must be approved by the Landlord.
8. Employment Requirement
Tenant must maintain full-time employment and provide proof of employment at the time of application and upon request.
9. Use of Premises
No illegal activity is permitted on or near the premises.
Tenant shall maintain clean and tidy living conditions, especially in shared areas.
10. Quiet Hours & House Rules
Quiet hours are from 10:00 PM to 8:00 AM.
Guests are allowed but overnight stays beyond 3 consecutive nights require Landlord approval.
Tenant agrees to follow all posted house rules or rules communicated in writing.
11. Repairs and Maintenance
Landlord is responsible for structural repairs, plumbing, HVAC, and major appliances.
Tenant must report damages or needed repairs within 48 hours.
12. Entry and Inspection
Landlord may enter the premises with at least 24-hour notice for inspections, repairs, or to show the room to prospective tenants.
13. Termination and Notice
Either party may terminate the lease with 60 days written notice. Early termination by the Tenant will result in forfeiture of deposit.
14. Governing Law
This lease shall be governed under the laws of the State of Georgia.
