Rental Leasing Requirements:

Thank you for your interest in our renal. Please review the following leasing criteria. As a housing provider we comply with all local, state and federal housing laws and do not discriminate based upon race, gender, sexual orientation/gender expression, age, disability, religion, familiar or marital status, source of income, national origin, and other protected characteristics.
Criminal Background check: Possibility any applicant will be subject to a criminal background check, except when prohibited by law. As a housing provider we comply with "fair chance" laws. We do not have a blanket ban on applicants with a criminal history, each evaluation is individualized. Although certain convictions may disqualify rental applicants, the conviction must be directly relevant to the safety or property concerns.
Rental History: Applicants should not have a history of eviction or lease violations. Applicants must provide proof of rental payment of the last six months from their current housing provider.
Credit History: Except when the applicant is participating in the Section 8 housing voucher program, a credit check will be conducted on all applicants. Applicants must demonstrate a satisfactory credit history. A credit score of 675 or higher is preferred, but individual circumstances will be considered. Negative credit factors, such as bankruptcies or collections, may impact eligibility. Applicants with a Section 8 voucher (as well as those new to this country) must provide alternative, verifiable evidence of their ability to pay rent, such as pay stubs, bank statements, tax returns, benefit letters or other proof of income.
Income Requirements: Gross monthly income must be at least 3.25 times the rent. Acceptable forms of income verification include recent pay stubs, tax returns, bank statements.
Positive Rental History with Housing Provider References: Applicants should have no more than 1 late payment in the past 12 months and no evictions. A demonstrated ability to maintain prior rental units in good condition and interact positively with other members in the rental community with be a consideration.
Occupancy Guidelines: The number of occupants permitted is based on the number of bedrooms in the rental house. Unless local rules apply, the guidelines are 2 per bedroom plus 1. For a 2-bedroom unit, for example, we will allow a maximum of 5 people.
In addition, timely completion and verifiable information on the rental application are important.
Note: We do not ask for payment of rent or deposit until I meet with you in person, and we sign a rental agreement. Please be Aware of Scams which ask for deposits in advance to renting the house. Fixed short term Lease is offered for ten and a half month fixed term lease, possibly extended to a month to month after lease expires. Rent is due on the first of each month. Security Deposit is due prior to move-in date. There is a non-refundable holding deposit of $850.00 due once rental contract is signed by prospective tenant. This holding deposit will be applied towards the first months rent.
Rent does not include utilities or gardening. Trees will be maintained by owner.
