The tenant is renting one private bedroom for their exclusive use and occupancy, which includes the bedroom itself, any closet space within that bedroom, and any fixtures or built-in storage contained within the bedroom. This private bedroom is the tenant's exclusive space where they may store personal belongings, sleep, work, and conduct their private activities without interference, and it may not be accessed by other occupants without the tenant's explicit permission, except by the property manager under the terms outlined in this lease. All other areas of the property, including but not limited to the kitchen (and all appliances therein), living room, dining area, bathroom(s), hallways, entryways, laundry facilities, and outdoor spaces (yard, patio, or porch), are designated as shared spaces to be used respectfully and equitably by all occupants of the property. The tenant agrees to maintain their private bedroom in clean and sanitary condition and to use shared spaces courteously, cleaning up immediately after use and leaving them accessible for other occupants. The tenant is solely responsible for any damage to their private bedroom beyond normal wear and tear, while responsibility for damage to shared spaces will be determined based on the party responsible for such damage. Personal belongings must be stored within the tenant's private bedroom and may not be left in shared spaces for extended periods without prior arrangement with the property manager. The tenant acknowledges that they share occupancy of the property with other tenants who have equal rights to the shared spaces, and agrees to communicate respectfully and resolve any disputes regarding shared space usage cooperatively or through the property manager if necessary.
This month-to-month tenancy requires monthly rent of $750 plus a non-refundable $100 utilities flat fee, both due on the first day of each month, with a five-day grace period after which a 5% late fee will be assessed on any unpaid balance. No pets are permitted on the premises under any circumstances. Tenants are required to maintain the property in good and sanitary condition, properly dispose of all trash and recycling in accordance with local regulations, take reasonable measures to prevent pest infestations, and immediately report any maintenance issues or pest activity to the property manager; failure to meet these obligations may result in lease termination at the property manager's discretion. Prohibited activities include but are not limited to: illegal activities of any kind, operating any business from the property without prior written permission, creating excessive noise that disturbs neighbors or violates local ordinances, housing unauthorized occupants not listed on the lease, subletting or assigning the lease without written property manager consent, smoking of any substance, and use or possession of illegal drugs anywhere on the property. The property manager reserves the right to enter the premises with 24-48 hours advance notice for routine inspections, necessary repairs, and showings to prospective tenants or buyers, though entry may be made without notice in emergency situations threatening property damage or safety. Default under this lease occurs upon non-payment of rent or fees when due, violation of any lease term or condition, or engagement in any prohibited activity, at which point the property manager may issue appropriate cure or quit notices as required by law and pursue eviction proceedings; should legal action become necessary, the tenant agrees to be responsible for all court costs and reasonable attorney's fees if the property manager prevails. Tenants must obtain and continuously maintain renter's insurance with minimum liability coverage of $100,000 and name the property manager as an interested party, providing proof of such coverage prior to move-in and upon each policy renewal.
