1. Rental Term
The rental term begins Dates(arrival/check-in) and ends the morning of (dates) (check-out), for a Tenant(s) shall vacate the Premises upon termination of this Agreement.
This Agreement is for a temporary stay only and does not create a landlord tenant relationship or tenancy under Maine law.
If a longer stay is consider a new contract will be written.
2. Tenant(s)

3. Rental Fee & Payment Terms

Payment due: Immediately (ASAP) to secure the reservation.
This payment is non-refundable once agreed upon, as the dates will be reserved exclusively for Tenant(s) and removed from the market.
4. Cleaning Fee
A cleaning fee will be charged for end-of-stay cleaning.
If there is any damage to the Premises or items missing beyond normal wear and tear, The Shaw Fund for Mariners' Children will assume full responsibility and will be billed and invoiced accordingly.
5. Furnishings & Utilities
The unit is fully furnished and includes the following utilities and services:
Heat and hot water
Electricity
Water and sewer
Internet
All utilities will be at a cap amount and tenant is responsible for helping with keeping cost down. If tenant(s) go over capped amount, they will be responsible for the difference. Landlord will show a bill, reflecting the difference as proof..
Tenant(s) have full access to Unit B of the duplex, including:
Second Floor: Three (3) bedrooms and one (1) full bathroom
First Floor: Living room, dining room, kitchen, entryway, and back deck
Basement: Private washer and dryer located in a shared basement
Photographs of the unit will be taken prior to Tenant move-in.
6. Snow Removal
Tenant(s) will be provided with a shovel and pet-safe salt for snow removal on the back steps, which are the Tenant(s)' main entrance. The back deck must be shoveled after each snowstorm.
Landlords may, at times and depending on storm timing, assist with shoveling the steps and deck and will handle snow removal in the parking area. Landlords work full-time and will make reasonable efforts to maintain snow removal.
Tenant(s) may be asked to move vehicles to the street to allow for snow removal.
7. Parking
Two (2) parking spaces are available in the rear parking area and are suitable for small SUVs or small-to-midsize sedans. If a vehicle exceeds this size, parking arrangements may be discussed and agreed upon separately.
8. Access & Entry
Tenant(s) will receive the back door entry code 24 hours prior to arrival, after all required payments have been received.
9. Smoking Policy
Smoking is not permitted inside the duplex. Smoking must take place outside and away from the house.
10. Plumbing & Toilet Paper Requirement
Due to the age of the home, Tenant(s) agree to use 1-ply toilet paper or bamboo-based toilet paper only.
If a plumbing clog occurs and a service call is required, and it is determined that prohibited toilet paper or foreign objects caused the issue, Tenant(s) (or the responsible organization) will be responsible for the service call and any related repairs.
Landlord will provide bamboo toilet paper to get Tenant(s) started, which may last the duration of the stay.
11. Alterations & Property Condition
Tenant(s) shall not make any changes to the Premises without prior written permission from the Landlord. This includes, but is not limited to:
Wall hangings
Furniture
Floor coverings
Kitchen supplies
Linens
All items must be returned to their original location and condition upon departure.
12. Use of Premises
No retail, commercial, or professional use of the Premises is permitted without prior written consent of the Landlord and compliance with applicable zoning laws.
If approved, the Landlord may require the Tenant or responsible organization to obtain liability insurance naming the Landlord as an additional insured. Failure to comply with this section constitutes a material breach of this Agreement and may result in termination of the stay.
13. Pets
No pets are permitted during this stay, unless other agreements are put in writing
If a pet is brought into the unit without approval, a pet deposit will be required and may result in additional charges or termination of the stay.
14. Liability
Tenant(s) assume all risk of loss, damage, or injury during the stay and agree to hold the Landlord harmless from any liability arising from use of the Premises, except where prohibited by law.
15. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Maine.
16. Agreement Acceptance
By replying to this email indicating agreement, Tenant(s) and the responsible organization(s) acknowledge that they have read, understand, and agree to all terms and conditions of this Agreement.
