-Dogs: Up to 2 well-behaved, house-trained dogs allowed with landlord approval

-Landlord is responsible for maintaining all major appliances, heating, plumbing, electrical systems, and hot tub, except where damage is caused by tenant misuse or negligence
-Tenant is responsible for repair costs caused by misuse, neglect, or failure to report issues in a timely manner
-Landlord will make reasonable efforts to complete repairs within 7 14 days of notice, except in emergencies (e.g., no heat, major plumbing leak, or safety issue), which will be addressed within 24 72 hours
-Temporary interruptions of appliances or services during repairs do not constitute a breach of lease if repairs are completed in a reasonable timeframe
Insurance & Liability:
-Tenant is required to obtain renter's insurance and provide proof within 14 days of move-in
-Landlord is not responsible for loss of tenant belongings due to theft, fire, or natural events
