Year lease that converts to month to month following completion of first year. During month to month contract, 30 days notice is required if vacating rental.
Tenant is required to maintain yard and do sidewalk snow removal during the winter. Maintenance of yard includes, mowing lawn and weeding flower beds. Sprinkler and exterior home maintenance will be done by owner.
Quarterly on demand hot water maintenance (vinegar flushes) will be performed by owner and will require entry into the home to complete (45 min - 2 hrs). Tenant is required to change furnace filters minimum of quarterly. Expedient notice to the owner at first signs of any maintenance needed is required, this is to include yard and the home.
Misuse or damage to the home will be at the tenants expense and could forfeit deposit. A thorough walk through will be done at signing of contract and move in & move out.
We require the tenant to carry renters insurance. The physical house is covered under our policy, but tenants personal property is not, which is why we require tenant to carry renters insurnace. Proof of policy required at signing of contract.
