Smoking and Subletting: No smoking inside the home or within 15 feet of entrances. No subletting or short-term rental (e.g., Airbnb, VBRO, Furnished Finder). Insurance: Tenant is required to obtain renter's insurance within 14 days of move-in and provide proof to landlord. Condition at Move-Out: Property must be returned in the same condition, less normal wear and tear. Professional cleaning fee will be deducted if not completed before vacating. Recommended Additional Clauses These are small but valuable for your protection: Hot tub liability clause Tenant uses hot tub at their own risk; landlord not liable for injury or damage.
