Tenant agrees to pay monthly rent in the amount of $7,850.00, payable in advance on the first day of each month, to Landlord at an address designated in writing.
Late fees and returned check fees will apply as follows:
- Late fee: $100 after the 5th day of the month
- Returned check fee: $35 per occurrence

Clearing minor drain clogs (e.g., due to hair, soap). Clearing gutters. Notifying Landlord immediately of leaks, mold, or unsafe conditions
Tenant may not: Perform major repairs. Modify, alter, or improve the property without written permission.
Tenant is responsible for all utilities including but not limited to electricity, water, gas, trash, internet, and landscaping. Arrangements will be made with landlord.
Tenant will be required to carry renter's insurance for liability and personal property coverage. Landlord's insurance does not cover tenant belongings.
