You may be sharing bathrooms or have it all to yourself depending on guest occupancy of other rooms ON-SITE PARKING 1 parking space is available and reserved for you during your stay (right hand side), street parking is also available NEIGHBORHOOD Quiet, safe, family friendly, central/prime location (Ballantyne) 5min drive to many trendy retail shops and dining options, 15min walk to nature trail and greenway HOUSE RULES - This listing is a professionally managed corporate rental property that follows the same regulations as the Hotel & Hospitality industry. - As part of our house rules and rental process, we require the following: background/credit check ($50), a security deposit (1 month's rent), an e-signature on the rental agreement form. Once the background check is complete, if you decide to move forward and have determined a move-in date, both the security deposit and e-signature rental agreement form must be completed within 48hours. We also require a copy of your State or government issued ID. We will not move forward If rental agreement form is not completed within 48hrs. QUIET TIME: 10p - 6a ITEMS NOT RETURNED: will incur a charge $125 for each missing item. Please be sure to return any access key items upon departure; this includes any room keys, key fobs, parking passes, garage door openers, remotes (for ceiling fan, SmartTV), transponders, etc. NO SMOKING, loud noise, music, unruly behavior, parties or events are allowed at this rental property. Smoke/noise monitor is located in common area (does not record audio or video). MAX OCCUPANCY: is based on a per unit basis and Overnight guests are NOT ALLOWED. If you did not receive approval from the Host for additional guests, please be advised that you will be charged an additional fee ($25 per night/per guest) for any guest above the max occupancy LATE CHECK-OUT: any late check-outs (after 10am) will incur an additional charge of $39 UNITS LEFT EXTREMELY DIRTY: units found with waste, strewn around, in complete disorder, and/or "trashed" will be subject to maintenance deep cleaning fee, administration fee and/or third party fees. These fees can add up to $350. PETS: are NOT allowed on rental property. If permission was not given by the Host, and any pet(s) found in or about the rental property, any remnant of pet stains, odor or hair will be grounds for expedited eviction, $150 fee and forfeiture of all monies paid. Absolutely NO Weapons or Firearms are allowed in or around the rental unit. Tenant/Guest shall not possess or bring onto the premises any weapons or firearms. If Owner/Host has any suspicion, then Owner/Host may search premises. Any weapons or firearms reported or found shall result in immediate eviction, with no refund of monies paid and potential additional fees. LOST & FOUND: guest is responsible for all shipping costs for any Lost and Found items that Owner is requested to return to Guest. Items found and not claimed within 30 days will be disposed of at the discretion of Owner. MAIL DELIVERY: Please do not have any mail or packages delivered to the property. It is recommended to obtain a local PO Box or UPS Mailbox if you need access to mail during your stay. Food deliveries (DoorDash/GrubHub/InstaCart /Uber Eats etc.) are all acceptable. Also Amazon offers secure pickup and returns via their Amazon Hub stations.
